The files that feel calm near closing usually had their hard issues named early.

Agency multifamily closings tend to feel fastest at the end, but most closing-day pressure comes from issues that could have been framed earlier. Borrower authority, entity good standing, guarantor documentation, title exceptions, survey notes, and opinion assumptions all deserve early attention.

The better approach is to build a short issue list at the start of the file. It should separate real blockers from ordinary open items, assign ownership, and make timing visible for the sponsor, lender counsel, title company, and closing team.
