Fannie Mae's September 22 Cutover Needs a Delivery Package Reset

Lender Letter 26-08 makes the current Form 6000 and Form 6502 versions an immediate closing-control item.

Fannie Mae's Lender Letter 26-08 requires its August 25, 2026 loan-document update for mortgage loans, other than forward conversions, with a confirmed Commitment Date on or after September 22, 2026. It also applies to forward conversions occurring on or after September 22 when use of the documents is consistent with the Forward Commitment Letter.

The update includes revised Form 6000 Loan Documentation Requirements and both parts of Form 6502, the Multifamily Mortgage Loan Delivery Package Table of Contents for Folders I and III and for Folder II. Fannie Mae's Loan Documents page directs users to Form 6000 to identify the required documents and to the Form 6502 materials for the applicable delivery requirements.

Fannie Mae's legal guidelines add a version-control reminder: the forms are revised regularly, users are responsible for determining whether they have the latest publication, and most changes to Fannie Mae form loan documents require written approval before delivery for purchase. A checklist carried forward from an earlier transaction should therefore be checked against the current forms before documents circulate for signature.

For borrower-side counsel, the opening checklist should record the confirmed Commitment Date or forward-conversion date, the applicable form publication, each Form 6000 document, and the party responsible for every Form 6502 delivery item. Any form modification and approval status should be tracked beside execution and delivery, so the signed package and the delivery package are built from the same source list. This note is informational only and is not legal advice for any specific transaction.
