Freddie Mac Document Edits Need One Modifications Exhibit Owner

Freddie Mac's legal-document instructions make change control a practical closing discipline, not a last-minute drafting chore.

Freddie Mac's Multifamily Legal Documents page directs users to select and download the applicable Multifamily Loan Document and complete it as appropriate for the transaction. The same page lists current document groups for conventional and TAH cash executions, Small Balance Loan documents, Targeted Affordable Housing documents, servicing documents, and opinion-letter resources.

Freddie Mac also states that proposed modifications to the text of a Multifamily Loan Document must be made in the applicable Modifications Exhibit, with limited exceptions for items such as commitment requirements, Guide-authorized changes, completed blanks, selected options, and signature or acknowledgment items. If a commitment or Early Rate-Lock Application requires a document that is not available through the website and is not part of the commitment package, Freddie Mac directs parties to contact the applicable regional Freddie Mac Multifamily attorney for the current form.

For borrower-side closing counsel, the practical point is control. Each requested loan-document change should identify the exact document, proposed language, source of authority, requesting party, response status, and whether the change affects opinion assumptions, borrower authority, title, survey, insurance, or closing certificates.

A clean Optigo closing checklist should keep the Modifications Exhibit beside the legal opinion and execution checklist, not in a separate email chain. That makes it easier to distinguish true edits from form blanks, elections, lender-specific instructions, and signature logistics before the file reaches closing pressure. This note is informational only and is not legal advice for any specific transaction.
