Freddie Mac's October Insurance Update Needs a Date Gate

Bulletin M2026-5 applies its insurance changes on different dates for new loan applications and servicing renewals, making file classification the first checklist step.

Freddie Mac's October 20, 2026 Multifamily Seller/Servicer Guide Bulletin, M2026-5, updates several insurance requirements. The insurance changes apply to new loans under Seller Application on or after October 26, 2026, and to insurance-policy renewals for existing Mortgages in Servicing on or after December 18, 2026. A closing or renewal checklist should therefore identify the applicable date before applying the revised requirements.

For blanket insurance, revised Section 31.3 clarifies that the Seller/Servicer must confirm the blanket limits cover the largest Total Insurable Value for a single- or multi-building property under Section 31.5. The named-storm update clarifies that the FEMA 500-year flood zone is Zone B or Shaded X, an area with a 0.2% annual chance of flooding.

The Bulletin also updates the ordinance-or-law, terrorism-liability, and professional-liability rules. For a multiple-building property, the Section 31.12 clarification points to Section 31.5's allowance of insurable value equal to 90% for Coverage A, loss to the undamaged portion. Terrorism liability requires a TRIA endorsement or stand-alone policy, which may use an occurrence-based or claims-made form; for seniors housing, licensed beds are those providing health care, commonly assisted living services, and do not include independent-living beds when calculating required umbrella or excess coverage.

For borrower-side counsel, the insurance tracker should record the Seller Application or renewal date, property and building TIV schedule, flood-zone evidence, ordinance-or-law valuation basis, TRIA coverage form, and any combined commercial-general-liability and professional-liability structure. The insurance consultant and lender should resolve any mismatch against the applicable Guide date before the certificate package is treated as final.
